Nexia Australia (Nexia) provides a wide range of financial and advisory services to businesses as well as partnering with individuals for their personal finance needs.
Nexia were concurrently leasing premises at 1 Market Street and 44 Market Street Sydney, both with leases co-expiring on the same date. The intent, prior to lease expiry, was to colocate all staff into one workspace that met the operational needs of the business, was aspirational for staff, enhanced productivity and was ‘future proofed’ to provide flexibility in a dynamic and changing industry.
After a comprehensive market search, LPC assisted Nexia with securing a “tenant-friendly” lease on Levels 21-22, 2 Market Street Sydney. LPC was also engaged to provide independent peer review and superintendancy services for the fitout and construction works.
Results
LPC was able to support Nexia with the incentive negotiations and contributions to works. Working through various terms of the lease such as expansion and contraction rights, make good obligations, early termination rights, favourable renewal terms, consideration of service failures, landlord obligations to maintain standards and amenities, abatements for services failures and sustainability initiatives.
Nexia Sydney’s new office at Levels 21-22, 2 Market Street, Sydney, is a streamlined 2,750sqm space emphasising collaboration, well-being, and efficiency. The design features modular workspaces, open-plan kitchen/café facilities, and smart controls for lighting and AV systems, promoting connectivity. With a focus on natural light and Darling Harbour views, the relocation aligns with Nexia Sydney’s goal of providing an enjoyable and effective workspace for both employees and clients.
