Introduction

LPC has been appointed to act as Occupier Advisor for SilverChain in relation to its Western Hub office requirement.

Would you please forward details of properties which may satisfy the brief below.

As part of the submission would you please include detailed floor plans and elevations and include any plans detailing the current fitout in place.

Type of Accommodation
“A” Grade office accommodation with services consistent with the PCA office matrix.

Lettable Area
Subject to final space planning an area of circa 2400 to 2500 sqm is required with at least 500m2 and up to 1000m2 at Ground floor level. Expansion and contraction rights will be required.
Location
Stirling, Osborne Park and surrounding areas with good signage.
Lease Commencement Date
A lease commencement date during Q3/Q4 2026.
Access Date
Our client’s preference is for fitted out space with minimal alteration required. Access for fitout will be required 4-6 months prior to lease commencement with the ability to trade from the premises upon the completion of the fitout works.
Lease Term
An initial lease term of 5 years, with a longer lease term considered subject to reasonable expansion/contraction/early termination provisions.
Premises Condition
Our client’s preference is for fitted out space with minimal alteration required.
Fit Out
A combination of Workstations, Meeting and Training Rooms, clinics, storage and utility rooms, reception will be required. Provision of EOT facilities will be required.
Parking
Please advise the number of exclusive and dedicated spaces available. SilverChain require parking for fleet, staff and visitor parking - up to 166 spaces depending on location and availability of Public Transport
Expansion Rights
The provision for option terms and known expansion rights will be an important consideration.
Contraction Rights
The provision for known contraction rights, and early termination rights will be an important consideration.
NABERs Rating
Sustainability is important, please provide details including NABERS Energy and Water ratings.
Reimbursement of Consultants Cost
Our client requires reimbursement of their professional occupier advisory fees.
