Brief

Type of Accommodation
Premium or high “A” Grade office accommodation with services consistent with the PCA office matrix.
Lettable Area
Subject to final space planning an area of circa 450 to 500 sqm is required, with expansion and contraction rights during the Lease Term.
Location
Perth CBD preferably near the intersection of St Georges Tce and William St.
Lease Commencement Date
A Lease Commencement Date in the 3rd Quarter of 2025.
Access Date
Fitout access will be required 4-6 months prior to lease commencement with the ability to trade from the Premises upon the completion of the fitout works.
Lease Term
An initial lease term of 5 years with the option to extend the Lease for another 5 years.
Premises Condition
The preference is for fitted out open plan space to accommodate 30-35 people with minimal alteration required. The main requirements are: Reception/Waiting area with 4-6 meeting room, Boardroom for 20 people, 2 Large Meeting Rooms – 10-12 people, 3 Medium Meeting Rooms - 4-6 people, Kitchen and breakout – 30-40m2, Utility area, 2 quiet rooms, Workstations 1800mm X 750mm

Please advise the number of exclusive and dedicated spaces available.
Expansion Rights
The provision for option terms and expansion rights will be an important consideration.
Contraction Rights
The provision contraction rights and early termination rights will be an important consideration.
NABERs Rating
Sustainability is important, please provide details including NABERS Energy and Water ratings.
Reimbursement of Consultants Cost
Our client requires reimbursement of their professional occupier advisory fees.
Agent Appointments
LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
