LPC has been engaged as the exclusive Occupier Advisor for a confidential client seeking PC2-quality laboratory and office space in Sydney. Our client specializes in bioanalytical and specialty laboratory services for Phase I-III clinical studies. They operate under strict global scientific standards, including GLP, GCP, and ISO17025, and offer expertise in areas such as Pharmacokinetics (PK), Pharmacodynamics (PD), LC/MS, Flow Cytometry, Biomarkers, Molecular Assays, Virology, and Central Laboratory services, including kit production and lab manuals.

Brief

Type of Accommodation
All building types and grades will be considered. Our client requires a PC2 quality laboratory space with additional office workspace.
Lettable Area
100 – 150 sqm laboratory space (noting it can be made up of 2-3 smaller labs) & 60 – 80 sqm of office space.
Location
Within 45 minutes of Sydney Airport. Medical, Hospital and University hubs are welcome. Sydney City Fringe location is preferred.
Lease Commencement Date
Q2 2025.
Lease Term
An initial lease term of 2-3 years will be considered with option/s to renew.
Premises Condition
Premises with existing PC2 quality laboratory space is strongly preferred, alternatively, space that is easily updated to this standard i.e. existing vinyl flooring, independent air conditioning for lab space. Our client has requirements for a separate fridge and freezer laboratory area or lab module with additional air conditioning. As well as space for phase nitrogen tank and filling tank and a separate waste management area. The office fitout is to include a small reception area, meeting room, 6-8 workstations and a kitchen/breakout.
Parking
Confirm the number of car parking spaces available and rate.
Other
24/7 access, ability to establish an independent IT network (i.e. set up own internet connection and use existing cabling or client sets up their own WiFi network if required). End-of-trip and kitchen facilities are preferred.
Agent Appointments
LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
