Brief

Type of Accommodation
B+ / A grade / Heritage office accommodation.
Lettable Area
An area of circa 650 - 750 sqm is required. Subject to space planning.
Location
Sydney CBD Core and Western Corridor – proximity to Wynyard Station.
Lease Commencement Date
A lease commencement date of 1 November 2025.
Access Date
Access will be required no later than 3 months prior to lease commencement with the ability to trade from the premises upon the completion of the fit out works.
Lease Term
An initial lease term of 5 years will be considered with option/s to renew.
Premises Condition
High quality modern open plan fitted space will be considered. Ideally with 50 – 60 workstations, reception, meeting rooms / collaboration areas, focus rooms and a large kitchen/breakout. Fitouts with a creative ‘look and feel’ will be well regarded. Open plan premises will also be considered.
Parking
Please advise the numbers of spaces that can be made available for the space.
Third Party Spaces
Third spaces are required.
End of Trip of Facilities
End of trip facilities are required.
Expansion Rights
The provision for option terms and expansion rights will be a highly regarded important consideration.
Contraction Rights
The provision for contraction rights will be a highly regarded important consideration.
NABERs Rating
The preference is for not less than a 4.0-star NABERS Energy and Water rating building.
Reimbursement of Consultants Cost
Our client requires reimbursement of their professional occupier advisory fees.
Agent Appointments
LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
