Introduction

LPC Cresa has been appointed to act as a Tenant Advisor for the Silver Chain Group. Silver Chain is a not-for-profit organisation delivering community health and aged care services across Australia. It provides help to people of all ages to receive the care they need so they can continue to live independently at home. It has been serving Australians for over 110 years in Western Australia and more than 120 years as RDNS in South Australia. It currently delivers its services in Western Australia, South Australia, Queensland, New South Wales, and Victoria. Brief

Type of Accommodation

Good quality office and clinic accommodation.

Lettable Area

Lettable area in the range of 425 square metres to 500 square metres.

Location

Preference is to be located in the southern metropolitan region of Adelaide, ideally in Mitchell Park, Clovelly Park or Oaklands Park but will consider other suitable accommodation in a broader area south of Anzac Highway to Morphett Vale.

Lease Commencement Date

As soon as practicable; targeting 1 October 2019 for operational commencement.

Access Date

16 weeks prior to lease commencement

Lease Term

Initial term of 3 years.

Fit Out

Preference is for a clear floor or accommodation with limited fit-out. Space used as clinics previously will be considered. Regardless of whether it is clear or fitted, access for fit-out works would be required at least 16 weeks prior to lease commencement.

Parking

8 Car parks with additional space for minibus parking. Availability of on road parking is also required.

Agent Appointments

LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
