LPC has been appointed to act as Occupier Advisor for an east coast Chartered Accounting firm in relation to their Sydney CBD accommodation requirement.

Brief

Type of Accommodation
A grade office accommodation.
Lettable Area
Subject to final space planning, an area of circa 500 to 600 sqm is required.
Location
Sydney CBD within walking distance to Town Hall or Wynyard stations.
Lease Commencement Date
A lease commencement date of 1 February 2027.
Access Date
Please confirm availability date for access – noting a preference of not less than 4-6 months prior to the lease commencement date.
Lease Term
An initial lease term of up to 8 years will be considered – subject to lease flexibility from year 3 (ie Early Termination Rights).
Premises Condition
Premises with an existing high quality modern fitout is preferred. The ideal fitout would consist of a separate reception/waiting area with access to 3 meeting rooms, 1 x boardroom, 2x offices, 30-35 workstations, separate kitchen/breakout area.
Surrounding Amenities
On site end of trip facilities are required and third-party spaces will be well regarded.
NABERs Rating
The preference is for not less than a 4.0-star NABERS Energy and Water rating building.
Reimbursement of Consultants Cost
Our client requires reimbursement of their professional occupier advisory fees.
Agent Appointments
LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
