Subject to final space planning, an area of approx. 600sqm to 800sqm is required.

Lease Commencement Date
A lease commencement date of 5 July 2025, with access prior.
Access Date
Where a fitout is required, access for fitout will be required at least 6 months prior to lease commencement with the ability to trade from the premises upon the completion of the fitout works. Where an existing fitout is in place, the earlier access would be dependent on the level of alterations required.

An initial lease term of 5 years, with options.
Premises Condition
Our client’s preference is for fitted out space with minimal alteration required, the general parameters of which are as follows: 6 - 8 offices, 50-60 workstations, 1 x 12-20 pax boardroom, 3 x 4-6 pax meeting rooms, modern staff breakout and collaboration areas, utilities and comms room, on site storeroom (not necessarily within the tenancy). Buildings with good security and modern access control systems are preferred. Open plan refurbished space will also be considered.
Parking
HCS require approx. 17 car bays, but this is subject to locational considerations. Please advise the number of exclusive and dedicated spaces available and the associated costs.
Expansion Rights
The provision for option terms and expansion rights, will be highly regarded important consideration.
NABERs Rating
Sustainability is important, please provide details including NABERS Energy and Water ratings.
Reimbursement of Consultants Cost
Our client requires reimbursement of their tenant advisory fees as part of any transaction.
Agent Appointments
LPC will not be involved in the resolution of any dispute that may arise between agents, agency firms or consultants in respect of introductions.
