Requirement of circa 1,200 – 1,800 sqm, subject to final space planning and noting that a lease tail exists to Q4 2028.

Lease Commencement Date

A lease commencement date of Q3 2024.

Access Date

Where a fitout is required, 3-4 months prior access will be required, with the ability to trade from the premises upon the completion of the fitout works and prior to the lease commencement date. Where an existing fitout is in place, the earlier access would be dependent on the level of alterations required.

Lease Term

An initial lease term of 5 years will be considered with option/s.

Premises Condition

Both fully refurbished space and existing modern open plan fitouts will be considered. The ideal configuration would comprise: 1 x 16-person boardroom, 1 x 8-person meeting room, 4 x 4-person meeting room, 4 x 4 quiet rooms, Multi-purpose room, 2 x Collaboration zones, Kitchen / breakout, Minimum of 125 - 155 Workstations, subject to space planning

Parking

Requirement for 2 car spaces and an option for 2-4 motorbike spaces.

NABERs Rating

Sustainability is important, please confirm target ratings including NABERS Energy and Water ratings. Buildings that are fully electronic will be well regarded.

Reimbursement of Consultants Cost

Our client requires reimbursement of their professional occupier advisory fees.
